here are the basic conditions:
1. The SELLER agrees to sell 200 sq. m. PORTION of the above property at FIVE THOUSAND FIVE HUNDRED PESOS per sq. m. P5,500.00 or a total of P1,100,000.00 (One Million One Hundred Thousand Pesos) Philippine Currency
2. Down Payment is P596,000.00 (Five Hundred Ninety Six thousand pesos), upon which the SELLER shall cause the redemption of the said property from the bank;
3. Balance is payable in monthly amortizations, for 12 months, in the amount of P42,000.00 per month. Upon availability of fund for the SELLER (since dp is not enough, needing your installment), he shall cause the survey of the property to SEGREGATE the 200 square meters and remove all or any improvements as may be found thereon. (note: if payable in cash, discount maybe arranged and redemption from the bank shall be immediate).
4. The Capital Gain Taxes and Documentary Stamp Taxes will be for the account of both side which is on 7.5% of the gross amount- at 50% x. 50% sharing.
5. Buyer may already occupy the property after down payment. However, she shall be only considered LESSEE until she has paid in full
6. Trust and confidence being the nature of the contract, the parties hereby agree to abide by its full intent and purpose, violation of which breaches this contract.
7. Deed of absolute sale shall issue upon full payment of balance aforecited.
